How to Choose a Concrete Contractor in Pierce County: 7 Questions to Ask
Not all concrete contractors are equal. Here are the 7 questions every Pierce County homeowner should ask before signing a contract — and the red flags that should send you running.
Hiring the wrong concrete contractor is one of the most expensive mistakes a homeowner can make. Unlike a bad paint job, bad concrete work can cost "0,000-$30,000 to remove and replace.
Here are the seven questions you should ask every contractor before signing anything.
1. Are You Licensed and Insured in Washington State?
This is non-negotiable. Washington State requires all contractors performing work over $500 to hold a valid contractor license. You can verify any contractor at verify.lni.wa.gov.
Red flag: Any contractor who hesitates or cannot provide license and insurance documents immediately.
2. How Long Have You Been Installing Concrete in Pierce County?
Local experience matters. Pierce County clay soils, wet climate, and freeze-thaw conditions require specific techniques that contractors from drier climates often overlook.
3. Can I See Examples of Similar Projects?
Any reputable contractor should have a portfolio of completed work — photos, addresses you can drive by, or references you can call.
Red flag: A contractor who only shows stock photos or cannot provide local references.
4. What Concrete Mix Will You Use?
The answer should include: minimum 4,000 PSI compressive strength, air-entrained mix (critical for Pierce County freeze-thaw), and proper water-to-cement ratio.
Red flag: A contractor who cannot answer this question.
5. How Deep Will the Base Be?
In Pierce County clay soils, we install 4-6 inches of compacted crushed rock base for residential flatwork. Skimping on base preparation is the #1 cause of premature concrete failure.
6. What Is Your Warranty, and Is It in Writing?
A standard workmanship warranty for residential concrete is 1-2 years. Concrete naturally develops hairline cracks as it cures — this is normal. A warranty should cover structural failures and workmanship issues.
7. What Is the Payment Schedule?
Legitimate contractors do not require full payment upfront. Standard: 10-20% deposit, 40-50% at project start, balance on satisfactory completion.
Red flag: More than 30% upfront, or cash payment only.
